Il complesso residenziale Accordia a Cambridge, premiato dal RIBA nel 2008, è un ottimo esempio di intervento edilizio di qualità, realizzato soprattutto grazie all'attenzione dimostrata per lo spazio pubblico e privato e per i materiali utilizzati.



Conosciamo più gente qui di quanta ne conoscessimo dopo 25 anni di vita nei sobborghi di Londra. Le persone parlano tra di loro e chiunque incontri ti rivolge la parola. (un residente)

L’intervento, a circa 2 km dal centro della città, è di un costruttore privato e comprende 378 alloggi misti tra case e appartamenti, dai 45 ai 350 mq, un terzo dei quali è a prezzi agevolati.

Feilden Clegg Bradley Studios si è occupato della redazione del masterplan, della progettazione architettonica e ha fatto da capogruppo.
Il loro obiettivo è stato quello di creare un ambiente urbano invitante - non solo delle abitazioni, aggiungo io! - in cui vi fosse un giusto equilibrio tra lo spazio pubblico e quello privato, prevedendo anche una certa varietà di tipi edilizi, dalla casa a schiera a quella a corte fino al condominio, in un complesso caratterizzato da uno stretto rapporto con il verde, garantito dall'attenta progettazione degli ampi giardini pubblici.


Gli stessi Feiden Clegg Bradley hanno deciso di coinvolgere nella progettazione architettonica altri progettisti, Maccreanor Lavington e Alison Brooks Architects, per garantire una giusta dose di varietà “stilistica” al complesso.

Grant Associates si sono occupati della progettazione del paesaggio, 3,5 ettari sui 9,6 dell'intero intervento, lavorando sull'idea fondamentale di vivere in un giardino. La sequenza di spazi diversi, chiaramente definiti e separati grazie all'utilizzo di muri, siepi e perimetri, ma sempre collegati attraverso una rete di percorsi pedonali, stimola i residenti a viverli.
Proprio grazie a questo lavoro il progetto si è anche aggiudicato nel 2013 il premio del Landscape Institute come miglior intervento privato su larga scala.

Sembrerebbe molto semplice concentrarsi soprattutto - come evidentemente si è fatto in questo caso - sui due aspetti più importanti, lo spazio e i materiali, ma evidentemente non lo è perchè noi architetti troppo spesso ci facciamo distrarre dalla "forma", gran parte delle volte fine a se stessa soprattutto se nasce dalla spasmodica ricerca dell'originalità.


La Giuria del premio Stirling ha sottolineato l'alto livello architettonico raggiunto in questo complesso residenziale ad alta densità, in cui si è lavorato molto sulle relazioni; tra i progettisti e i committenti/promotori nella ricerca della soluzione migliore, così come tra gli spazi pubblici, semi-pubblici e privati per creare un nuovo modello di abitare.


Si è considerato quindi l'intervento come un segno importante di cambiamento nella "cultura" immobiliare britannica verso una maggiore considerazione delle questioni abitative, superando la visione esclusivamente quantitativa di molti interventi precedenti e dimostrando l'importanza del masterplan come sintesi della collaborazioni tra gli attori e dell'attenzione alle diverse scale del progetto, dalla dimensione urbana e paesaggistica, a quella di dettaglio.

The complex Accordia in Cambridge, awarded by the RIBA in 2008, is an excellent example of high-quality construction project, realized mainly thanks to the attention shown to the public and private space and to the materials used.

We know more people here than we did after 25 years living in the suburbs in London. People talk to each other and everybody you pass will say something.’ (Accordia resident) 

The intervention, about 2 km from the city center, is of a private developer and includes 378 housing mixed including houses and flats, ranging from 45 to 350 square meters, a third of which is affordable dwellings.
Feilden Clegg Bradley Studios was involved in the preparation of the master plan, architectural design and has been the team leader of all the other designers involved.


The goal was to create an inviting urban environment - not only of housing, I might add! - in which there was a balance between public and private space, while also providing a variety of building types, from the house in the courtyard to the apartment building, in a complex characterized by a close relationship with the green, guaranteed by careful design of the large public gardens.

Feiden Clegg Bradley Studios themselves have decided to engage in architectural design other architectsMaccreanor Lavington and AlisonBrooks Architects, to ensure the right amount of variety "style" to the complex.


Grant Associates worked on the landscape design, 3.5 acres on 9.6 of the entire project, aiming for the idea of living in a garden. The sequence of different spaces, clearly defined and separated by the use of walls, fences and perimeters, but always connected through a network of walking trails, encourages residents to live them.

Thanks to this work, the project was also awarded in 2013 by the prize of the Landscape Institute as the best private intervention on a large scale.

It would seem very simple focus especially - as apparently has been done in this case - on the two most important aspects, space and materials, but obviously it is not because we architects too often get sidetracked by the "form", most of the time an end in itself, especially if born from the frantic search of originality.
 
The Stirling Prize Jury emphasized the high level reached in this architectural complex of high density, in which a lot of work has been done on relations; between designers and contractors / promoters in search of the best solution, as well as between the public spaces, semi-public and private to create a new model of living.

The intervention was considered as an important sign of change in the real estate British "culture" towards  a greater consideration of housing issues, going beyond the vision exclusively quantitative of many previous works and demonstrating the importance of the master plan as a synthesis of the collaboration between the actors and of the attention to the different scales of the project, from the urban and landscape to the detail dimension.
